Hot off the press

$7,000 — YOURS FOR THE TAKING

It could be official any day now: lawmakers are getting ready to approve a bipartisan bill aimed at helping real estate investors to profit even more from foreclosure property purchases.

Among the items in the bill are an overhaul of the Federal Housing Administration's loan insurance policies, refinancing help for those who overcommitted themselves with unaffordable mortgages, bigger tax breaks for homebuilders, and the mother lode for investors: a $7,000 tax credit for buying distressed properties, including foreclosures and home mortgages that have gone into default.

It's the government's way of trying to stimulate some business in a fairly stagnant market. In other words, not only are there some of the most amazing property deals in history out there as we speak, but now investors are also being offered huge tax breaks on top of it all.

All you have to do is get started on your path to real estate wealth and that $7,000 tax credit is yours.

It may sound a little too good to be true. However, the American housing market needs a spark to get going again. Although senators are debating the merits of each aspect of the bill, there seems to be general consensus that the $7,000 tax credit is a great incentive to get people investing in American real estate again.

ALL YOU NEED IS LOVE

Sharon Restrepo's love of real estate began at the tender age of 18. Intuitively, she knew that real estate was the path to a life of financial freedom and personal success. As soon as she could, she set to work taking courses and acquiring the real estate certification she thought she'd need to strike it rich.

However, as Sharon put it: "It turns out the only license I needed to be a successful investor is my driver's license."

Indeed, a real estate broker's license and a mortgage broker's license did practically nothing to train Sharon for the hands-on challenges of being a real estate investor. So, she decided to try getting her foot in the door at a commercial real estate investment firm as a legal secretary.

That, too, was a disappointment: Sharon spent her days helping her boss get rich while she herself earned very little.

Fortunately, her passion for real estate investing remained alive and well despite the roadblocks. And she and her husband decided it was time to take matters into their own hands. In fact, the couple set out to pursue a dream of owning their own home outright by buying fixer-uppers, renovating them, and selling them for a profit.

It seemed their dreams were coming true until Sharon's husband died suddenly in a tragic accident. Alone and grieving, Sharon was faced with either giving up everything they'd dreamed together or getting to work herself to fulfill the plans they'd shared.

She decided to go for it because, as Sharon said, "I had lost everything that was important to me anyway, so I had nothing else to lose."

Very soon after, Sharon was the proud new owner of a beat-up old house, getting her hands dirty in the real estate investing business ... literally. After successfully renovating and selling that first house, Sharon knew that her love for real estate she'd shared with her late husband was not going anywhere anytime soon.
